Hi Everyone,

Help!!!! We are in the process of remodeling a 25 year old house. We are looking to add a window in the kitchen over the sink where there was no window before. During the lovely demo phase we noticed the sink drain has a pipe not only going down but one extending up through the roof as well. What is the deal with this? Is it required? Can it be moved? We wanted to put a window above the sink and I don't know how to handle. Can the pipe be vented out the side of the house if it has to?

The pipe going up is a vent and must stay. You can route it around the
window.

yes it is required unless you want to smell sewer gas while cooking n such. 6" above the sink turn it and route it around the window

Out the side of the house would look not so nice...and may not meet code.

Have the Plumber either relocate the drain, (as pictured below) or relocate the vent pipe and reconnect it. Keep in mind that code may not allow the vent to be installed (horizontally) under the new window frame but 6" above the flood rim of the sink.

P.S. Keep the H&C water lines out of the exterior wall to prevent freezing.

This slow drip will waste 7+ gallons of water per day.

This is a pretty bad set up. It is up against the external wall of the house with only the 2x4 wall. There isn't any room in the wall to route it around. By cutting the hole in the 2x4's wouldn't be a good idea would it? Can it be vented out the side of the house or does it have to be vertical? I really appreciate the help and advice.

either move it as explained or dont install the window...its your choice.

get with your local inspection authority and ask them what they will allow

a plumber can fix your problem easily....tear out the Drain & vent if you need to...have the plumber come back in reinstall it later.

if you dont understand how to do it i would hire a plumber...yes the vent needs to go out the attic/roof just like it does now...

studor vent under the kitchen sink is an option, but not a good one when you dont need to...and you dont need to!

A studor vent may not be legal in all areas.
It's bad plumbing everywhere though!

You need to keep it in the walls and run it around the windows framing.You might be able to use 1 1/2" pipe through the offset back to the existing pipe if a smaller hole in the 2x4 makes you feel better.but leave the vent to the atmosphere.Remember to pitch the horizontal piping so the water runs back to the drain.Good Luck.Great time to involve a good plumber.

It can be rerouted around the window.

Holes are drilled for drains and vents all the time, otherwise there would be no way to install drain and vent lines.

are you on slab? can you move the drop to one side of your new window? if you can just go up,drill a few studs and arm over,then srt up ,turn with two 90's tie onto existing bada bing your done.( i,m hoping you have a craw space or basement)well you can break up some cement and move things,it,s more fun...sorry work

If he does that then he still has to drill to offset back to the upper portion of the vent. AND then drill for the sink arm over to the drain location. That means he has gained nothing except made a less desirable drain situation, and spent a lot of time and money doing it.

nothing except making it legel..or maybe you can offset less than 6in above the sink height? and i'm not trying to start a argument hj,it was just how i'd have moved it over.maybe the inspector will let them (if no inspector then all bets are off since we all know the odds of that little rise plugging up is rare to never

I know, but since the drain opening has to be about where it is now, nothing would be gained by moving the drain. Either the lower offset or the drain has to be drilled through at the bottom, and the upper offset has to be drilled either way, therefore, it is the same amount of drilling either way,and nothing would be gained by moving it.

42 " mark may be legal,but offsets to a dry vent section are not high on the list of no no's to most.Good Luck.Better than adding an auto vent to this .
